What a lovely and well catered house. We really enjoyed our stay here. Plenty of plates glasses etc to cater for large groups. Views are amazing and the house feels very homely.

Quite disappointed with our stay. Weeds all over patio, not a flower in sight in the pots just weeds and a few bluebells. Hot tub wasnt hot enough to use on Friday night 21 TV in master bedroom didnt have any signal so couldnt use. Owners didnt ever respond to my asking how we got a signal to make it work. Duvet in master bedroom was stained with bodily fluids in duvet. How terrible to give this to a guest. Slept in our blankets Id brought and used my hot water bottle! No logs provided for the open fire even though it shows logs all stacked in photos advertising of property. Went to 4 shops to try to get logs. Kitchen cutlery had to be washed before we could use some of it. On the morning of check out we had a man walking round at 7.30 am moving the chairs around and looking round the patio and hot tub. We were checking out at 10am. We might of wanted to sit out for our morning coffee or use the hot tub before we departed!
We have returned from a family holiday to celebrate a big birthday for our dad. A party of 15, including 5 children aged 48, plus 2 dogs. We had an overall great stay but there are a few points to mention which may help future renters. Positives A big spacious house, we never felt on top of one another. The views are beautiful and it's a very peaceful location. Easy to find. Nearby to lovely walks. Improvements The garden is described as enclosed. We did not consider it enclosed at all and this was a big factor of our booking this house, for the dogs wellbeing. You can easily 360 loop the front of house and garden, there are no side gates, and once out the front you can immediately be on the road the front gate couldn't close through our attempts and if it did there's a big gap underneath. There's pheasants which wander through, lovely, except an accompanied dog could easily nip anywhere with nothing stopping them. It was a shame to have to constantly remind everyone to shut the door excellent weather or alternatively to have the dogs on leads outside. They are labradors so nothing crazy, but we didn't feel safe for them. Additionally I have no proof of this other than my print out when drafting plans after we booked, which was a year in advance of our stay. But my print out doesn't match the bedrooms as they are now there is 1 x single occupancy room now but I have a copy which shows 2 x 2 single bed rooms 2 x double occuppancy in single bed. This caused an unnecessary hoo ha, and it would have been extremely appreciated to have been updated that a website change to the listing had occurred. We had a lovely stay overall, its a great house and couldn't have been luckier with the weather. But the room change and mostly the unenclosed garden is worth a mention.

We had a great week and the house was absolutely perfect for our needs. Location is great. With 4 children and 2 corgis in the party we didn't mind the fact that it was a bit tatty in places, like a real home of this size. It was very comfortable and there was plenty of space, although we never found the advertised fourth bathroom! One or two small points. The instructions for rubbishrecycling could be clearer. There was no dustpan and brush, or decent broom. The 'Henry' vacuum cleaner worked fine but we couldn't find a crevice tool or other attachments. The hot water is very hot a warning of this might prevent an accident. But overall, we wouldn't hesitate to book this house again if we wanted a similar house party in the area, and we'd recommend it.

We have just returned from a fabulous weekend at Coombe Place House. From booking the house up to the day of arrival communication was excellent from the owners. The house was perfect for our celebration. It was well equipped and just felt so comfortable. It was large enough to give our party of 11 plenty of space. The outside patio area was perfect for outside eating and socialising, the views are incredible. We hope to return in the future

We had an amazing stay at Coombe place! The house was beautiful and easily fit all 15 of us. We had a bit of confusion surrounding check out times but the hosts were extremely helpful with this and returning a few items we forgot. I would highly recommend staying and we were deffinatly sad to leave! The hot tub is an amazing extra with beautiful views across the back of the house.
We had a fantastic stay at Coombe Place House and have already booked a weekend away there for next year! We were a group of 11 women just wanting to catch up, relax and have some child free time focused on ourselves. The house was perfect with all the space we needed to enjoy time as a whole group. A beautiful setting for a nice country walk and the hot tub was great for warming up afterwards!
We had Christmas week 2025 here and had a fantastic time , property was perfect, large and very warm . Location was lovely and quiet with local walks and lovely pub in Meonstoke. Hot tub was great on a cold winters night star gazing.

A lovely, comfortable property that provided a great opportunity for our whole family to get together. The kitchen was well equipped with everything we needed for an early Christmas dinner and the Christmas tree was a lovely surprise. The only negative was that we couldnt get the dishwasher to clean properly. Not sure whether that was down to operator error or a faulty machine, but it wasnt a problem for us to do the washing up by hand.
Its a measure of how much we love this place that we chose to return with our expanding family. The hot tub is a great addition. We had a bit of difficulty finding the house when we came last time but your new house signs made it much easier this time. Im already looking at possible dates for next year!

We were a group of 10 with three dogs and had a wonderful stay over New Years. The property is well maintained with great sized rooms and plenty of living space. Plentiful hot water and great showers, something we often find lacking in bigger, older houses so this was great! The kitchen was really well equipped, the coffee machine was a real bonus, the only thing we didn't find was a measuring jug! The grounds were good, although the listing states fully enclosed it isn't entirely fenced so we couldn't let the dogs out without supervision, which wasn't a huge deal for us but could be for others. Owners left a lovely welcome pack and were available and responsive if we had any issues. We would definitely consider coming back as there is loads to do in the area which we didn't have the time or weather to explore fully.
Coombe Place House on the South Downs was a picture perfect place for our family get together, ages 78 down to 14. The house was very clean, comfortable and well equipped with everything that we needed. The only criticism I would have was the lack of standard size wine glasses, but that is a minor issue. There are lots of walks from the doorstep with lots of pubs en route for very enjoyable lunches. Pizza night at the local pub was excellent as was Sunday lunch at the Flower Pots at Cheriton. One small problem with the hot tub caused by our over enthusiastic family meant that it had to be emptied and refilled but this was carried out quickly with no disruption to the young ones fun. Coombe Place House has certainly been one of the better large properties that we have stayed in. We will definitely be back. Thank you Louise and Nii.

The booking process was brilliant! Communications were regular and clear managing our expectations perfectly. The house was as described and a great setting for our special get together with friends. It was clean with comfy beds, nice bed linen and soft towels. The welcome pack was lovely too! The only comment I would make is that the property is a little tired and whilst I recognise its a very old property it is definitely in need of a redecoration and refresh! There were also a lot of cobwebs!! Again I appreciate this is difficult to keep on top of in an old property which is in the country. That said we would book it again as its a lovely location and good space. Thank you to the Sykes Team for managing our booking so well!
Coombe Place House was well presented, very comfortable and a spacious property. We could not fault the facilities, especially the kitchen and equipment. The welcome pack was a thoughtful and generous gesture. We had one glitch, we couldn't open one of the doors due to a missing key. A locksmith arrived and promptly sorted the problem. We all had an enjoyable time.

The house is very nice and nestled well in beautiful countryside. It is large and spacious and very user friendly. The decor and rooms are a bit dated and tired in places however it was comfortable and relaxing to be in. The views are gorgeous . The hot tub was a lovely addition, and a bit of fun at the house. we took lots of games to play on the lawns but the house also had games you could use. Kitchen was overflowing with dishes , cutlery and cooking items which was brilliant. Welcome pack was greatly appreciated. We would have loved an extra chopping board! Dining room was great to sit in and eat no wasps!! Outside the patio could do with a little bit of love the borders have large saplings there of ash trees which I dont think the owners would really want taking hold! and to sit and relax totally on the patio I think the comfy seating could be added to as there was only 45 comfy seats, so not as relaxing as it could have been. However they are just mild suggestions and on the whole we enjoyed our stay, enjoyed the house and would recommend to a large group
A beautiful house in glorious countryside. Quiet location with ample parking. Our large family group made good use of the facilities, although did find the kitchen became somewhat congested at times! All in all a very enjoyable and memorable stay.

This is a lovely house for a family reunion to celebrate milestone anniversary. We were 4 generations. Loads of space, well equipped kitchen and the Hot Tub was a big hit. Excellent communication with owners through the app with instant responses. The views are beautiful and plenty of space in the garden for children to run off energy. Would highly recommend.

We had a wonderful stay at Combe Place House for my husbands 50th birthday. The house was beautiful both inside and out with plenty of space for our party of 13 and our dog! We particularly enjoyed the garden given that we had beautiful weather, and it was great to be able to fit everyone round the dining table. The hot tub was a big hit and there was excellent response times from the owners who were able to help with the minor issues we had. Thanks again for a fabulous stay.

What a wonderful house! It is even better than it looks in the photos. We booked Coombe Place House for a long weekend to celebrate my motherinlaw's 70th birthday. We were 10 adults, 5 children with 2 dogs and the house still felt very spacious. The owner Louise was very helpful and responsive to our questions before arrival. The house is perfect for a large group celebration, there was everything you could possibly need loads of crockery, glasses, ice machine, potspans and vases of every shape and size! Really lovely welcome pack left for us as well. The gardens are beautiful and the view across the fields from the terrace is so peaceful. The hot tub was very much enjoyed. It's a 1015 minute walk into the nearby village and we'd recommend the pub by the river delicious pizza! It was a wonderful weekend and we're already looking for an excuse to go back!

We absolutely loved our stay at Coombe Place House. It was in a beautiful part of the countryside. We stayed for Xmas and before we arrived I was worried it would not have all the amenities to make a great Xmas but I need not of worried. Its a really spacious and comfortable home it had everything we needed. If I was to give any constructive feedback a bit more instructions on disposing rubbish and recycling also some more outdoor lights. Coombe Place House gave our family one of the best Christmass.

We had a brilliant time in the house, such a wonderful house, so big, bright, well equipped, we were a party of 10, celebrating my wife's 60th birthday, from start to finish we filled the house with laughter, it felt like home, we were all very sad to leave on the Friday morning. Unfortunately you had a problem with the 2 open fires and therfore we were unable to use the fires, this was sad as we booked the house because of the fires..!! Nobody came back to us to advise what the situation was with the fires, we were happy for the men to come and clean them, but we heard nothing more from you! We all had a fabulous time staying at coombe place house. We booked it so the whole family could get together and celebrate several big birthdays and an anniversary. It had so much room it made it comfortable for everyone. I couldnt believe how clean it was throughout the property, Ive never experienced a holiday rental so clean. We all enjoyed the hot tub as well. We had everything we needed for the weekend. And I would definitely recommend this property.
We had a brilliant stay 8 children and 8 adults there was so much room and the place was so cosy and welcoming. Its really well placed for Portsmouthsouthamptonwinchester and there are plenty of walks from the front door. The owners and Jan were really lovely we had a couple of minor issues which were sorted out straight away. I would definitely book to stay here again, it was just what we needed.
